The short version
Ceiling water stain repair in Naperville, IL starts once the leak is fixed and the drywall is dry. A shellac or oil-based stain-blocking primer seals the ring so it cannot bleed through; soft or sagging drywall is cut out and patched; then the texture is matched and the whole ceiling plane is repainted so no patch outline shows.
Why water stains bleed through new paint

When water soaks through a ceiling it carries minerals and tannins from the wood and insulation above, and they dry as a brown ring. Those deposits dissolve again in water-based paint, so a stain painted over with ordinary ceiling paint reappears within a day or two. The fix is a primer that the stain cannot dissolve through: a shellac primer such as Zinsser BIN, or an oil-based stain blocker.
After the primer, the rest is about making the repair disappear. Ceiling paint is flat and its color shifts with age, so we repaint the whole ceiling plane, corner to corner, rather than dabbing over the spot.
Three primers for water stains
| Primer | Strength | Trade-off |
|---|---|---|
| Shellac-based | Strongest seal on stubborn stains | Strong odor; needs ventilation |
| Oil-based stain blocker | Very good on water and smoke stains | Slower drying, solvent cleanup |
| Water-based stain blocker | Low odor, easy cleanup | Can fail on dark or repeated stains |
What moves the price of a ceiling stain repair
Most of the price is how much ceiling has to be repainted, not the stain itself.
- The size of the stained area and any soft drywall
- Flat, knockdown or popcorn texture to match
- Repainting the whole ceiling plane so no patch shows
- Ceiling height and access
- Several stains from the same leak in one visit
Published ranges, not our price. painting a ceiling, Naperville: $150-$350 (source). These are area or national figures; we quote after we see the job.
Stain-Blocking Primer Over Rings
If the drywall behind the stain is dry and firm, the repair is mostly primer and paint. We clean the surface, apply a stain-blocking primer over the ring and a margin around it, let it cure, and then repaint the full ceiling. One coat of shellac primer stops most rings; older or darker stains can need two. We check with a moisture meter first, since sealing over wet drywall traps the problem. A dry, firm ceiling with a single ring is the simplest repair we do, often handled in one visit.
Soft Drywall Cut Out and Replaced
If the stain is soft, sagging or crumbly, the drywall has been damaged and needs to come out. We cut the bad section back to the nearest joists, fit a new piece, tape and mud the seams, and sand them flat. Insulation above that got soaked should be dried or replaced first. Once the patch is flat and primed, the ceiling is textured and painted like the rest. We set the new piece so its tape joints land on solid board, which keeps the seams from cracking later.

Texture Match After a Leak
Matching texture is what makes a ceiling repair invisible. Smooth ceilings are skimmed flat; knockdown is sprayed and knocked down with a trowel to match the pattern around it; popcorn can be patched with a spray product, though a large repair is often the moment people decide to remove popcorn entirely. We test the texture on scrap board before spraying the ceiling. Flat ceiling paint is then rolled across the whole plane, so the old and new texture read as one surface.
Textured ceilings in Naperville houses
At the 2000 census, the typical Naperville house had been built in 1986, and popcorn texture was common on ceilings through the 1950s to the 1980s. That means a water stain here often sits on a textured ceiling that has to be matched, and ceilings sprayed before 1980 should be tested for asbestos before anyone scrapes or cuts into them. We ask the build year before quoting.
