The short version
Rental and move-out painting in Naperville, IL is about speed and repeatability. We patch the holes tenants leave, spot-prime stains, and repaint in a standard color and sheen you choose once, so every future touch-up matches. Call as soon as the move-out date is set and we will hold the days before the next lease starts.
How turnover painting differs from a homeowner repaint

A homeowner picks colors room by room; a landlord wants one standard. We help you set a single wall color, a ceiling white and a trim enamel, recorded by name and number, and use them on every unit and every turnover. That makes the next touch-up fast, keeps units consistent for listing photos, and means leftover paint actually matches.
Turnover work also means paperwork. We can photograph damage before we patch it, which helps when a security deposit is in question, and we leave a short note of what was repaired and painted for your file.
What moves the price of a turnover repaint
Turnovers are priced by the unit and its condition when the tenant leaves.
- Unit size and the number of rooms
- Holes, scuffs and damage to patch
- Smoke, marker or water stains that need stain-blocking primer
- Walls only, or ceilings and trim as well
- A tight deadline before the next move-in
Published ranges, not our price. 12 x 14 ft room, Naperville: $900-$2,100 (source). These are area or national figures; we quote after we see the job.
Apartment and Condo Turnovers
Apartment and condo turnovers are the most repeatable job we do. Walls get the standard color, ceilings are touched up or rolled where they are marked, and trim and doors are wiped down and touched up in the standard enamel. Kitchens and baths get a washable finish because they take the most wear. In buildings with elevators or shared halls, we follow the association's rules on hours, protection and parking so the unit is ready without complaints from the neighbors.
Rental House Repaints
A rental house turnover is closer to a full interior repaint: more rooms, more trim, often a basement and a garage door that has taken a few bumps. We walk it the day the tenant leaves, list the repairs, and paint room by room so cleaners and repair trades can work around us. If the exterior trim needs attention between tenants, we can quote that on the same visit, in the outdoor season. Keys, codes and access go through whoever manages the property.

Touch-Ups Between Tenants
When a tenant leaves a unit in good shape, a full repaint is wasted money. Touch-ups in the standard color, on the scuffed walls and marked doors only, keep the unit rentable for a fraction of the cost. This only works when the original paint is known, which is why we push for a recorded standard. If the existing color is unknown, we match it from a chip so the touch-ups blend instead of flashing. It also keeps the unit's look consistent from one tenant to the next.
Rentals around Naperville are not just apartments
At the 2000 census, about two-thirds of Naperville's housing was single detached houses, and a large share of the city was built in the 1980s and 1990s. So rental turnovers here include whole houses as well as apartments and condos, and those houses bring the same builder-era trim, two-story foyers and finished basements as owner-occupied homes. We price a house turnover by the rooms and the condition, not as a flat unit rate.

- 3

Holes filled, stains sealed.
- 4

Fitting the work between leases
Most of what decides the timing is booking early. When we know the move-out date, we hold the days right after it, walk the empty unit first thing, and patch the same day so compound can dry while the rest is prepped. Painting follows room by room, and cleaners can start in finished rooms. A unit with heavy damage or smoke staining takes longer, and we will tell you at the walk-through.
